Getting ready to sell your home can be exciting and, at times, stressful. Here are a few easy steps you can take to make the process easier and could help you sell your home faster and for more money.
1. Clean Up and Clean Out
It is time to scrub your baseboards, organize your closet and dust the light fixtures. If you have pets, it might be a good idea to get your carpets and furniture professionally cleaned. Furry family members are awesome, but because we love them so, we can become blind to the stains they cause and scents they leave behind.
In addition to using a little elbow grease, you may want to de-clutter. You are getting ready to move, why not get a head start and box up the things you don't need. Also, remember that you are now trying to make someone see your house and their future home; make it a neutral space by removing family photos, sports paraphernalia, etc. If you're a Chiefs fan and the buyer is a Broncos fan, your sofa-length picture of Arrowhead Stadium may be a bit of a turn off. Renting a storage unit for a little while might be a good idea as well.
2. Find Out What is Worth, Not Just What You Hope It is Worth
It can be difficult determine a fair price without doing a little research. First, look at comparables. What are other homes in your area, that have similar features, listed for? What have they sold for? Your potential buyer is comparison shopping so you need to make sure your home can compete. That does not always mean you need to be the cheapest, but you need to be the best value.
You can also get an appraisal. These are usually a very accurate assessment of your home's value.
3. Schedule an Inspection
Most of the time buyers will want an inspection; so why get one before you put the house up for sale. This way you can get the things fixed that need to be fixed and your sale won't be held up by unexpected surprises.
4. Get It Ready To Move In
When someone is looking at your home, don't let them be distracted by all of the pictures you have have on your wall. When they see collage of family pictures, they are thinking of all the holes they are going to have to fill in.
Give your home a fresh coat of paint and make sure it is a neutral color pallet. Cover up the colors that scream personality. Your style may vary from theirs and they may have a hard time getting past your bight red walls.
If you have a project that just needs the finishing touches, do them. Sometimes after a home improvement project the small details get missed because you are tired and say that will be for your "future self" to finish. The future is here and you need to get it done.
In the end, you will be glad that you took the time to get your house ready for sale.
If in doubt, ask the experts. Realtors can take out a lot of the guess work and make the process easier for you.
